It has been designed to accommodate a flexible office space which is divisible into two halfs per plate.	Embassy Hotel Location: Dar-es-Salam Tanzania Client: Wellworth Group of Companies A total Refurbishment Project to the existing Embassy Hotel in the heart of Dar-es-Salam. The brief is to gut the whole building and create a state of the art modern business hotel with conferencing facilities and a fully Equipped Business Centre. The rooms are to be modernized and new suites created at roof top.	Ngecha Road Housing Location: Ngecha Road (Nairobi, Kenya) Client: Private This is development of 5 high end, alter modern houses, build specifically for the client as the end user. The scheme is at Planning Approval Stage.
Karen Retirement Village Location: Karen (Nairobi, Kenya) Client: Lordship Africa ltd Innovative Planning & Design Consultants was shortlisted by Mentor Project Management Ltd. to take part in a design competition for Residential development on 64 acres in Karen, a prominent residential area. The brief called for 40 two to three bed bungalow type dwellings over 20 acres. The remainder of the 44 acres is to be sub-divided and sold as one acre plots with the option of being developed by Lordship. IPDC won the contest.	Mellow Heights Location: Ngara Client: Mellow Investments The scheme has 1 block of apartments with options of 1, 2 and 3 bedrooms of low cost apartments. It is a development with 6 floors of apartments, 1 shops floor and 3 floors of parking.	Trident Grand Location: Riverside Client: Trident Estates High end apartments, 30 in number. A modern take on this market, which has been received by the potential buyers. The scheme is set over 3blocks, 11 floors of apartment with under craft car parking and a common core. The challenge was the sloppy nature of the plot which has been dealt with without compromising the landscape.
Apartments Location: Mombasa Road (Nairobi, Kenya) Client: Sanden & Intercool This is a comprehensive low cost apartment scheme totaling 5 acres. The design takes on a different approach to a low cost apartments living. The introduction of lifts and a high rise approach ensures that there is ample Space left over for green areas and parks. This scheme is at concept stage.	Kileleshwa Apartment Development Location: Kileleshwa (Nairobi, Kenya) Client: Private 12 Duplex apartments set in two blocks on a 0.8acre site. The development called for surface car parking whilst still maintaining green space for the residents. This scheme is at the NCC and NEMA submission stage, and production drawings for Tender Documentation stage have been commissioned by the client.	Gateway Location: Waiyaki way Client: Bluebell Properties A contemporary office block with 11 floors of executive office space and ample secure parking located off Waiyaki way/on Muthangari Drive. Also the building accommodates a high level end of retail space on its 1st floor. The building evokes an elegant powerful image with its sleek glass and aluminum facades. Bold and expressive, it is set to become a new additional landmark to the complexes that punctuate the busy Waiyaki Way.

It comprises of a total of 60,000 sq ft, and has been designed to accommodate a flexible office space which is divisible into two half's per plate.	Maua Close Location: Nairobi Sports House Client: Muthithi Road, Wetlands (Nairobi, Kenya) A complete integrated Complex in one single structure. The brief calls for a high tech office/showroom/warehousing scheme that satisfies all the needs of the company in one compound. It consists of 80,000sq.ft over 8 floors, to allow for a flexible building conforming to the client needs.
